House prices have risen significantly in the first quarter of 2017 with the average price of a semi-detached house in parts of Dublin now rising as fast as the boom years .<\/p>\n
Accordng to the Irish Independent \/ Real Estate Alliance \u00a0Average House Price Survey which concentrates on the sale prices of typical three-bed semi detached houses ,the average 3 bed semi in Dublin city now costs \u20ac 404,167 a rise of \u20ac 15,000 ( 3.9% ) in the past 3 months and an increase of 12.8% over the past year .<\/p>\n
Prices in North County and South County Dublin both increased by 5.6% in the three months since December while Dublin City saw a rise of 3.9% per month or \u20ac 5200 per month on an average \u20ac 400,000 home .<\/p>\n
If this trend continues at this \u00a0rate prices could rise over 20% per annum .<\/p>\n
The report also states that it now just takes 4 weeks to sell the average property in the centre of Dublin down from 7 weeks in December 2016 as demand is clearly outstripping supply .<\/p>\n
Overall the average house price across the country has risen by 10.9% in the past 12 months with prices in Offaly for example rising by 6.9% and Wexford by 6.7 % with Kilkenny rising by 10.6% .<\/p>\n
